99.4% of asking price achieved in just over 3 months! When Katie was asked to value the tenanted this property by our seller who wasn't from Poole and out area she was delighted. However, when she visited the property she was quite shocked, the property had been neglected by the tenants and needed a complete modernisation. Katie had to deliver the news to her new seller and give in honest terms how much the property was worth 'as is' and if she did the work. Our seller was quite upset as she hadn't visited her flat in Ashley Cross for year as she was privately managing it. She decided that once the tenant had vacated she was going to take on the challenge of the refurbishment. She didn't know any local tradesman in Poole but we were able to give her details of a great chap who could. Fast forward 3 weeks and our flat had been transformed and was ready for sale.

We launched the property on a Saturday and received multiple offers all well over asking price. However, sadly our sellers bad luck didn't end there as the solicitors uncovered there was an issue with the lease that was both costly and timely. Eventually we negotiated a new price and were able to successfully exchange & complete on flat and give our investment buyer the keys.

Whilst, the whole journey for Yvonne wasn't a smooth one, she was so pleased when we were able to give her the call to say it was sold and no longer a worry for her. She was jetting off on a world cruise so I feel she will be having a few cocktails to celebrate while enjoying warmer climates.
