This deceptive and giving property needs to be viewed to appreciate its sheer size and versatility. The accommodation is laid out over three floors with well-proportioned rooms throughout. The property has been modernised in parts but there is still ample scope to improve. Starting off with the ground floor you have an impressively wide entrance hallway leading to all principle rooms. Currently there is a kitchen, through lounge/diner, playroom/office/bedroom, bedroom/reception room & shower room. Upstairs there are three generous sized double bedrooms and a large family bathroom plus cloakroom. There is approved planning to lift the roof and create a huge master suite with en-suite and walk in wardrobe with feature glass apex. The lower ground floor is a utility room and additional large store room/gym and a door leading to the self-contained annexe. This area can be used for multiple uses holiday let, annexe, office or 'Home & Income'. It consists of one bedroom, kitchen, lounge/diner and en-suite. What is most exciting about this property is the fact the owners have approved planning to transform the house even further creating a super open plan living space and an impressive master suite to include an en-suite, walk in dressing room and glass apex. NB: Plans are available on request, please note the revised plans are different from those online but come under permitted development. If you are looking for a large garden, then you will fall in love with this one! The gardens are extensive with a sun terrace off of the kitchen leading down to a large lawned area surrounded by established trees and shrubbery. A tarmacadam driveway leads to side of the property providing off road parking for several cars in addition to the front driveway.
Anthonys Avenue is a highly desirable road in the heart of Lilliput. The infant school is literally a 5 minute walk away. Lilliput is a popular location with a parade of amenities including Tesco, the award winning Mark Bennetts patisserie and T J's fish & chip shop. Not forgetting the stunning Salterns marina/hotel which is only a 10 minute walk away. You will spend many summers evening enjoying a glass of wine while alfresco dining, admiring the panoramic views of Poole Harbour. You also get to Sandbanks beach easily its only a short drive, walk or cycle away. The beach allows you participate in a range of water sports including paddle boarding, windsurfing, kayaking plus much more. Poole and Bournemouth town centres are within 10/15 minute drive.
Weve absolutely loved the space and versatility that we have in this house, especially in such a great location in the heart of Lilliput. Being able to walk to Evening Hill in 10 minutes or to the beach at Shore Road in 25 minutes is wonderful. The annexe is a great hidden extra that could be used for a family member, office space, a second income, or just more room to spread out weve used it for all these things! The garden is also fantastic; a really secluded and quiet place for the children to play or for outdoor entertaining. Were really disappointed that we have to move on as we know what an amazing home were leaving behind.
